HMO Electrical Testing in Cardiff
HMOs need more paperwork than a standard let: an EICR for the whole house, plus reports on the fire alarm and emergency lighting, and often PAT for the appliances you supply. Cardiff Electrical Testing is part of Cardiff Electricians Ltd, NICEIC-approved since 2012. We can test all of it in one visit and send you the reports together.
What an HMO usually needs
- EICR (Electrical Installation Condition Report) for the whole installation, including shared areas
- Fire alarm inspection and test report
- Emergency lighting report, where the property has emergency lighting
- PAT testing for appliances you supply to tenants
The rules in Wales, in plain English
Under the Renting Homes (Wales) Act 2016 and its fitness regulations, landlords must have the electrical installation inspected and tested at least every five years, or sooner if the report says so, and must keep working smoke alarms. HMOs may also have licence conditions from Cardiff Council. We test to BS 7671 and report clearly, so you can show the council and your agent where you stand.
Licensing
If your HMO is licensed or due for licensing, tell us your inspection or renewal date and we’ll plan the testing around it.
Remedial work
If the report lists anything that needs fixing, you get a separate quote. We don’t do any extra work without your go-ahead.
Tenants in occupation
We can arrange access with you or your agent and give tenants notice of the visit and how long the power will be off.
