Communal Fire Alarm and Emergency Lighting Testing in Cardiff
Shared stairs and corridors in blocks of flats rely on the fire alarm and emergency lighting working when the power fails. We test communal systems for managing agents and freeholders across Cardiff, Cardiff Bay and Penarth, and give you a clear report and logbook entry each time.
Who we test for
Managing agents, freeholders, residents’ management companies, and owners of converted buildings with shared hallways.
Emergency lighting
BS 5266-1 sets a short monthly function check, which site staff can do and record, and a full-duration test once a year. We carry out the annual test, record the results and list any fittings that failed. More on our emergency lighting testing.
Fire alarms
We inspect and test communal fire alarm systems and record the results in the logbook. BS 5839-1 recommends servicing at least every six months; we’ll confirm what your system needs. More on our fire alarm testing.
Landlord’s supply
The communal electrics (stair lighting, door entry and the landlord’s supply) need their own EICR. See commercial EICR.
What you get
A report, the logbook updated, a list of any faults, and a separate quote to put them right.
