How often do landlords in Wales need an EICR?
Under the Renting Homes (Wales) Act 2016, landlords must have an electrical condition report at least every 5 years (or sooner if the last report says so) and give a copy to the contract-holder. Homeowners are advised to test every 10 years, and when buying a property.
What do the codes C1, C2, C3 and FI mean?
C1 is danger present (made safe straight away), C2 is potentially dangerous, C3 is improvement recommended, and FI means further investigation is needed. Any C1, C2 or FI makes the report unsatisfactory until it’s fixed.
Do I need to be at the property?
Someone needs to let us in and the power will be off for part of the test. Many landlords arrange access through their tenant or letting agent, and we can work with them directly.
